Intelligent Finance Mortgages

Intelligent Finance is a division of Halifax PLC, which merged with the Bank of Scotland to form a new banking group called HBOS in September 2001. Halifax and Bank of Scotland are two of UK’s best known and well-liked banks, with Halifax being the UK’s no. 1 mortgage lender and savings provider. Intelligent Finance Mortgage is one of the products that are on offer and these include: Offset Intelligent Finance Mortgages, Tracker Rate Intelligent Finance Mortgages and Fixed Rate Intelligent Finance Mortgages. Intelligent Finance Mortgage aims to be the best!

Offset Intelligent Finance Mortgages:

To explain what offsetting is about, let us talk about traditional banking.

With traditional banking, you earn interest on your savings and current account and you pay interest on your mortgage. So you pay more interest on your mortgage compared to earning interest on your savings and current account. Note: you have not included the tax on the interest on your savings and current account yet!

With offsetting, your money works smarter, as the balance in your Intelligent Finance savings and/or current account reduces the balance on which you pay interest on your Intelligent Finance Mortgage. In addition, you do not pay any tax on the amount being offset because you do not receive interest on your current account and direct access savings. Intelligent Finance Mortgages help you to save money.

Whether you are a home purchaser, remortgaging or an existing customer moving home, the Offset Tracker Intelligent Finance Mortgage has key features such as:

  • - No limit on the amount you can offset
  • - Make overpayments when you want
  • - Interest calculated on the basis of daily balances
  • - Loan-to-value - the maximum loan-to-value differs depending on the amount you wish to borrow.
  • - Portable - you can carry forward the special rate to a mortgage on a new property for the remainder of the special rate period.

Tracker Rate Intelligent Finance Mortgages:

With the following Tracker Rate Intelligent Finance Mortgages, your interest rate tracks changes to the Bank of England’s base rate for a set period. This includes Tracker Rate Intelligent Finance Mortgages (these do not form part of an offset package) and Offset Tracker Intelligent Finance Mortgages (see above). Tracker Rate Intelligent Finance Mortgages – Some of the key features include:

  • - Interest calculated on the basis of daily balances
  • - Choose your loan term - from 5 years upwards (providing the loan's repaid by your 65th birthday)
  • - Choose your repayment type - repayment, interest-only, or a combination of both
  • - Portable - you can carry forward the special rate to a mortgage on a new property for the remainder of the special rate period.
  • - Loan-to-value - the maximum loan-to-value differs depending on the amount you wish to borrow

Fixed Rate Intelligent Finance Mortgages:

With Fixed Rate Intelligent Finance Mortgages, you have the assurance of knowing your interest rate will remain the same for a period of time. Your rate will then change to the standard variable Intelligent Finance Mortgage rate for the remaining term. Intelligent Finance Mortgage caters for all.
